I. Transaction Fees
1. Sale of property :
Simple mandate: 6% of the sale price inclusive of tax
Mandat Exclusif: 5% of the sale price, inclusive of tax
Open mandate: 5% of the sale price, inclusive of tax
Minimum transaction fee: €6,000 (incl. VAT) of the sale price
2. Sale of land :
Simple mandate: 10% of the sale price, inclusive of tax
Exclusive/Open Mandate: 8% of the sale price, inclusive of tax
3. Sale of car parks (parking spaces, boxes and garages) :
Fixed price: €3,500 including VAT of the sale price
4. Search mandate :
No additional costs: included in the purchase price of the property
II. Rental (Loi Alur) and Management Fees
1. Rental of residential property (leases subject to Law 6.07.1989) :
- For the owner :
Rental commencement fee: €10/m2 inc.
Inventory of fixtures: €3/m² inc.
- For the tenant:
Fees for placing the property up for rent: €10/m2 inc.
Inventory of fixtures: €3/sq.m inc.
1.2. Rental of car parks/garages/Boxes :
For the owner: 1 month's rent including VAT and charges
For the tenant: 1 month's rent incl. VAT and charges
2. Rental management :
Day-to-day management: 7% excluding VAT, i.e. 8.4% including VAT of the monthly rent
Unpaid rent insurance (optional): 2.5% incl. VAT of the monthly rent incl. charges
3. Seasonal rental :
Management fee: 20% of monthly rental income, incl. VAT
III. Commercial fees
1. Sale of a business :
Amount of the transaction up to €100,000: 10% of the sale price, inclusive of VAT
Amount of the transaction from €100,001 to €500,000: 8% of the sale price, inclusive of tax
Transactions over €500,001: 6% of the sale price, inclusive of VAT
2. Transfer of leasehold rights :
Fees: 10% (incl. VAT) of the sale price
Minimum transaction fee: €5,000 (incl. VAT) of the sale price
3. Lease of commercial premises :
Rental fees: 12% (incl. VAT) of the rent excluding charges and taxes for the first three-year period (payable by the tenant).
4. Management of commercial and professional premises:
Day-to-day management: 8% of the three-year rent excl.
